The Gardens residential community will undergo a massive expansion to add 20,000 more new housing units in the coming years, said a senior official of Nakheel Properties, developer of the project.

Currently, part of the expansion to add 1,600 new homes is underway. The expansion is being designed by the Engineering Consulting Group. Tenders for the project are expected to be issed in the next few months, the official said.

The Gardens has 3,828 apartments which are currently being rented. Nakheel, meanwhile, launched the freehold sale of 208 villas last week, for which the company has received strong response.

The semi-detached luxury villas, priced at Dh1.5 million for three bedrooms and Dh1.6 million for four-bedroom villas, also have small outdoor swimming pools, covered car parks and many other facilities.

All the villas will be ready for occupancy during the third quarter of this year. Landscaping of some parts of the project is in its final stages.

Prospective buyers can book the villas by paying 10 per cent down and balance payable upon occupancy.

The villas, named the Garden View Villas, have been constructed on a 21.83 hectare plot of elevated land in Jebel Ali. "The villas offer very good value for money. We have received a very good response from prospective buyers," said Saeed Al Mussallam, commercial manager of the Gardens.

The Gardens is a master planned development covering an area of 220 hectare, designed initially to house 12,000 to 15,000 people.

Nakheel has already invested Dh1.2 billion in the project. It is currently investing another Dh800 million in a large shopping mall, designed by Dewan Al Emara. Construction of the mall is progressing in full swing and is scheduled to complete in September 2004.

However, due to the massive development in Umm Suqueim, Al Barsha and Jebel Ali and expansion of Dubai Internet City, Dubai Media City, Nakheel has planned to expand the Gardens to add 20,000 housing units.
