A number of property developers are continuously misleading the buyers of freehold properties with a promise of residence visas, where the law clearly defines the requirements for such visas for property buyers.
Newcomers to Dubai are given the understanding that they could get residence visas, sponsored by the master developers, as and when they purchase an apartment or a villa - which is far from true.
The law clearly says that if the buyer does not have any other form or sponsorships, i.e. through employment or business, then he could seek a residence visa, subject to government approval. The developers merely facilitate this; they cannot guarantee the issuance of a residence visa.
However, some developers are still advertising freehold properties with a tagline - including residence visas - something the government regulators should look into very strictly so that the new property buyers are not misled.
As the property sector continues to witness a solid boom, a section of the property developers and brokers are bound to take advantage of the loopholes.
Already some foul players have given the property sector a bad name. If the regulators do not tighten the noose, the sector will suffer from lack of confidence from new buyers.
